One of the best tools for managing any building project is a detailed specification from the outset. It is sometimes the case that plans are drawn up and costed by builders but they are not given the detail.
Have you included skirting? How many radiators do you need? How many lights, sockets, lighting circuits, switches etc.? Without this detail the builder can only provide an outline quote and this is often where the relationship between you and the builder breaks down. You assume the builder has included everything you require, the builder assumes he should only cost for exactly what he has been told.
Without a detailed specification there is no detailed budget nor a detailed or realistic schedule - both of which are required to make sure the building project - small or large - comes in on time and on budget. For some projects you may be able to draw up the specification yourself, however even for smaller projects like bathrooms there are a myriad of things to think of - wastes, water supply, low pressure or high pressure? It can pay to pay a professional!
