How To Add Value To Your Home - Four Bedrooms or Five

Having recently purchased a Victorian house that required complete renovation (think 1970's pine cladding and few period features remaining), we needed to make certain decisions on the layout, including a new loft conversion and ground floor extension.

Would it be better to squeeze in 5 bedrooms with a very small bathroom and an en suite shower room and no utility room or have four good-sized bedrooms, a luxuriously large bathroom and a utility room with space to dry clothes (no more wet washing hanging around in the kitchen...). Needless to say we plumped for the latter, despite a few relatives questioning the utility room being on the 1st floor - in my mind that's generally where your dirty clothes end up, so why not!

In terms of adding value, the accepted norm is the more bedrooms the more value, but in my opinion ‘balanced and liveable space' is actually the key to adding value to your home. So having 4 decent sized bedrooms, a family bathroom and a utility room makes a much more saleable home than 5 bedrooms plus a tiny bathroom and en suite and no utility room. In the meantime, as we have no intention of selling for the time being, it makes a far more enjoyable and practical space for us to live in.
